The Logistics Sector Roundtable sets priorities that will shape the real estate logistics sector in the coming years

The Logistics Sector Roundtable (SIMMB scope), held on 16 December 2025, defined the main lines of action that will shape the evolution of urban logistics, territorial planning and logistics infrastructure in the coming years, with direct implications for developers, landowners, operators and stakeholders in the real estate logistics sector.

During the session, a review of the actions carried out in recent years was presented and a roadmap for 2026 was established, based on the need to improve planning, advance data digitalization, and promote more efficient and sustainable distribution models.

One of the key projects addressed at the Roundtable was the evolution of the Urban Goods Distribution (DUM) digital platform, conceived as a key tool to centralize and harmonize information on loading and unloading regulations, DUM and Low Emission Zones (LEZ), multi-use lanes, delivery points, lockers, truck parking areas and vehicle flows.

The Roundtable also emphasized the development of new last-mile models, including pilot projects combining rail transport, the creation of urban micro-hubs, and the use of light vehicles for distribution. This approach points toward a progressive reconfiguration of logistics spaces, with a growing role for intermediate facilities and consolidation spaces close to consumption centers.

Another highlighted area was the rollout of Sustainable Urban Logistics Plans (PLUS), already under development in several municipalities, which will establish clear criteria regarding planning, regulation and logistics needs at the local level. These plans will have a direct impact on urban planning, the management of business parks, and the conditions for the establishment of new logistics activities.

Conclusions

The outlook suggests a scenario in which data availability, territorial coordination and regulatory anticipation will be key factors for the development of logistics projects. In this context, well-located, flexible and adaptable assets will gain prominence, while urban logistics and public planning will increasingly shape investment decisions and real estate development.
