The shortage of quality logistics land consolidates as one of the main challenges for the sector in the Barcelona Metropolitan Area

The Catalan real estate logistics sector faces a growing structural challenge: the limitation of available and suitable logistics land in strategic locations, particularly in the Barcelona Metropolitan Area and along Catalonia’s main logistics corridors.

Demand for logistics space remains active but is increasingly concentrated in well-located assets with strong connectivity and operational adaptability, putting pressure on a market with limited new truly competitive supply. This context reinforces the need to adopt a more selective and strategic approach to available land.

This situation translates into greater rigor in investment decisions and a revaluation of assets that meet clear criteria in terms of location, accessibility and territorial fit. At the same time, alternative locations outside traditional areas are gaining relevance, provided they offer efficient road and rail connections and are aligned with current urban planning frameworks.

In parallel, public administrations are promoting strategies for the modernization and optimization of business parks, as well as territorial planning tools to identify land with logistics potential and facilitate the development of greenfield and brownfield projects aligned with sustainability, efficiency and environmental compatibility criteria.
